Our first Lewiston project is a renovation and repurposing of a 160 year-old Bates Manufacturing Company textile mill, Mill #2. Its location, facing Fountain Park, is convenient to many of Lewiston's interesting restaurants, shops, and other services.
The Lofts at Bates Mill will feature 25 one-bedroom, 16 two-bedroom, and 7 three-bedroom apartments. 33 of the units will be set aside for tenants earning less than 60% of the area median income, and 15 will be at market rate.
Features of the project include 13-foot ceilings, exposed timber framing, large windows letting in abundant natural light, an elevator and an expansive view across Fountain Park and the Bates Mill Complex to the Androscoggin River. The project's location places it a short three-block walk to downtown Lewiston and its facilities, and in close proximity to public transportation. Included in our tenants' rent will be wireless internet access, a fitness center, a common home theater room, a community room with computers, a parking space and bicycle storage. Additional on-site self-storage may be rented by tenants. There will be a coin-operated laundry facility. Like all Szanton Company developments, the building will be completely smoke-free.
Design and construction management services for the project are being provided by Platz Associates of Auburn, which has designed all of the great spaces in the Bates Mill Complex, including TD Banknorth offices, Da Vinci's Restaurant and Fishbones American Grille. Financing is being provided by MaineHousing, The City of Lewiston, People's United Bank, Hunt Capital Partners, and Maine Preservation.
We plan to begin construction in the Fall of 2011 and open our doors in the Summer of 2012.
