53 Danforth Street

This project grew out of The Szanton Company’s plans to purchase the site of the Greater Portland YWCA on Spring Street in Portland, after it ceased operations.  Before The Szanton Company could close on the property the Portland Museum of Art approached us about buying the site for museum expansion.  The result was a complex transaction in which the Museum helped pay for housing to replace the units lost by their decision to expand the Museum on the old “Y” site.

53 Danforth replaced a 50-year old one-story garage and gravel parking lot located two blocks from Portland’s downtown, the center of employment in the city, and two blocks from the Old Port district, the shopping, dining and entertainment hub of the city.  It includes 35 one-bedroom apartments and 8 two-bedroom units. Thirty of 43 units will be rented at below market rates to households earning less than 60% of the area median income; the remaining 13 units will be rented at market rates.  Many of the units boast views of Portland's harbor as well as downtown Portland.  Most of the bedrooms have walk-in closets.  The building features on-site parking (both covered and uncovered); on-site laundry facilities; dedicated bicycle storage; an elevator; and wireless internet.

53 Danforth Street was designed by Archetype Architects, P.A., Portland and built by Wright-Ryan Construction, Portland.  It was financed by MaineHousing; TD Banknorth; and the City of Portland.
