PROPERTIES OVERVIEW

Casco Terrace

41 State Street, Portland, ME

This four story apartment complex of 13 market rate and 14 subsidized housing units was the first development project of The Szanton Company. It was an adaptive re-use of an 80-year old, one-story neighborhood parking garage. Drawing on city, state and conventional financing sources, the project was dedicated in the Fall of 2004.

Walker Terrace

1 Walker Street (corner of Congress St.), Portland, ME

This six story building opened in October, 2006. Previously the site of an abandoned gas station near downtown, the project transformed the site and area around it. It also helped fulfill the city's objective to provide greater housing density rather than contribute to suburban sprawl. The project features 40 one and two bedroom units, half of which rent to households with incomes below 60% of the area median. The other half rent at market rates. The building is the first in Maine built to Maine State Housing Authority's Green Building Standards.

The Squamscott Block

130 Water Street, Exeter, NH

This project has 30 mixed-income apartments and 2,600 square feet of street-level retail space wrapped around an 80-car parking garage. The building site was a large surface parking lot on Exeter's main retail and commercial street, where mixed-use buildings had earlier stood for many years. The building opened in September 2007.

53 Danforth

53 Danforth Street, Portland, ME

This building has 43 units of mixed-income rental housing and 38 on-site parking spaces, most covered by the building.  It is located two blocks from the Old Port district, Portland's shopping, dining, and entertainment hub.  Featuring 35 one-bedroom units, 8 two-bedroom units, and a host of "Green" features, the building opened in August 2009.

The Mill at Saco Falls

100 Saco Falls Way, Biddeford, ME

The Mill at Saco Falls is an adaptive re-use of a classic, red-brick New England mill building. Built in 1845 on the banks of the Saco River, it was used to manufacture cotton cloth. Two blocks from the center of downtown Biddeford, this 66-unit "Green" project will have on-site parking and laundry, a fitness center, wireless internet, and a home theater room all included in the rent.   The building will also feature an elevator and a children's playground. These exceptionally large apartments will be available in November.

The Lofts at Bates Mill

35 Canal Street, Lewiston, ME

The Lofts at Bates Mill is an adaptive re-use of Bates Manufacturing Company textile mill #2, built in 1854. The property fronts on Fountain Park and is located in a beautifully redeveloped mill complex which includes offices, restaurants, and shops. This project will be the first housing not only in the Bates Mill complex, but in any of the Lewiston mills. It will convert four floors into 52 mixed-income one, two, and three-bedroom apartments, taking advantage of the beautiful architectural amenities of the mill, including 13 foot ceilings, large windows and exposed timber framing. Included in the rent will be such amenities as a fitness center for tenants' use, wi-fi access, a community room with computers, and a home theater room. We anticipate construction starting in the Summer of 2011 and project completion in the Spring of 2012.
