This project is an adaptive re-use of a 165-year old textile mill building which sits beside the falls of the Saco River in Biddeford, ME. It will be a key piece of the conversion of the Biddeford Mill District from a collection of aging industrial buildings to a vibrant, mixed-use neighborhood featuring public access to the Saco River.
The Mill at Saco Falls will feature mostly one and two-bedroom apartments, with a small number of three-bedroom units.
40 of the 66 apartments will be rented at below market rates to households earning less than 50% of the area median income. The other 26 apartments will be rented at market rates to the general public. Features of the project include magnificent views of the Saco River and falls, and a short walk to both the Amtrak station on Saco Island and Biddeford’s historic downtown. Amenities include a fitness center, wireless internet, and a home theater room (all included in the rent). The building will also include laundry facilities, an elevator, solar-powered hot water system, children's playground, dedicated indoor bike storage, and outdoor kayak storage. Like all Szanton Company developments, the building will be completely smoke-free.
Design services for the project are being provided by Archetype Architects of Portland. The general contractor is Wright-Ryan Construction of Portland. Financing is coming from Maine Housing, TD Bank, HUD, Northern New England Housing Investment Fund, the City of Biddeford, and The America Recovery and Reinvestment Act of 2009. We began construction in December of 2009 and will open our doors in October.
