302 Conifer is a 76-unit, middle-income apartment building in Fort Collins’ rapidly growing Old Town North neighborhood, one mile north of Old Town.  Located at the intersection of Conifer Street and Blue Spruce Drive, the 1.19-acre site is a flat, never before developed lot.  302 Conifer is 250 feet from bus stops on Conifer Street, and walkable to the busy North College Avenue corridor.  The site is less than a mile from several of Fort Collins’ open spaces, including the Poudre River Whitewater Park, Lee Martinez Community Park, Salyer Natural Area, Greenbriar Park, and Soft Gold Dog Park.

 

302 Conifer is the first project in Szanton Company history to not be financed with Low-Income Housing Tax Credits.  Targeted to “missing middle” households earning between 70% and 100% of the area median income, 302 Conifer received an allocation of Proposition 123 Equity funding from the Colorado Housing and Finance Authority (CHFA) and the Colorado Office of Economic Development and International Trade (OEDIT), in the first-ever round of Proposition 123 Equity allocations announced in July, 2024.  Of 36 applicants for this funding, 302 Conifer was one of six selected.

 

302 Conifer will offer in-unit washers and dryers; a resident lounge and co-working space; a resident rooftop deck; a fitness center; secure, indoor bike storage; a dogwash/bikewash station; and rentable self-storage units for residents.  The project will have a rooftop solar array, and with all-electric utilities, will burn no fossil fuels on site.
